THIS AUCTION FEATURES AN AUTO BID EXTEND: When a bid is placed in the final 3 minutes of bidding, the auction bidding will be automatically extended 3 minutes from the time the bid was placed (i.e., if an auction scheduled to close at 6:00 receives a bid at 5:59, the close time will automatically extend to 6:03). The auto extend feature remains active until no further bids are received within a 3-minute time frame.
It is very important that every bidder reads and understands these Terms and Conditions before bidding. Each bidder
is solely responsible for inspecting any property or items of interest before bidding. All property is sold AS IS, WHERE
IS, and buyers are responsible for completing all required settlement terms within the designated time period.
By bidding in this auction, the buyer agrees to all terms and conditions set forth herein and enters into a
contractual agreement to purchase the property under the following Terms and Conditions.
1. Auction and Property Information
The auction closing date and time are to be determined and will be announced by Cornelison Auctions LLC.
2. Buyer's Premium and Purchase Price
A ten percent (10%) Buyer's Premium will be added to the highest bid to determine the final contract purchase price.
3. Earnest Money Deposit
A non-refundable earnest money deposit equal to twenty percent (10%) of the total purchase price is required within
twenty-four (24) hours of the auction closing. Credit cards are not accepted for earnest money deposits.
A Cornelison Auctions LLC representative will contact the winning bidder to arrange a meeting time and place to sign
the purchase contract and secure the required non-refundable deposit.
4. Closing and Buyer Costs
The remaining balance shall be paid at closing, which must occur within thirty (30) days of the auction date unless
otherwise announced in writing by Cornelison Auctions LLC.
The buyer is responsible for all closing and settlement fees, including but not limited to surveys, inspections, reports,
title work, title insurance, recording fees, and any and all ad valorem taxes due.
5. Deed Description
The real property will be conveyed by deed description.
6. Failure to Pay
If, for any reason, the buyer fails to make full payment in accordance with these terms, the buyer will be liable for the
unpaid balance still due and owing, plus interest in the amount of twelve percent (12%) per annum from the auction
date and reasonable attorney fees and expenses for collection resulting from said default.
7. Server, Software, Technical, or Internet Issues
In the event of technical difficulties related to the server, software, internet service, or any other online auction-related
technologies, Cornelison Auctions LLC reserves the right to extend bidding, continue bidding, or close the bidding.
Neither the company providing the auction software nor Cornelison Auctions LLC shall be responsible for a missed
bid or the failure of the software to function properly. Email notifications will be sent to registered bidders with updated
information as deemed necessary by Cornelison Auctions LLC.
8. Disclaimers and Absence of Warranties
The home may contain lead-based paint. Prospective buyers may inspect the property during the inspection period
prior to the auction date at the sole expense of the prospective buyer.

9. Auto Bid Extend
This auction features an auto bid extend. When a bid is placed on an item or lot during the final three (3) minutes of
bidding, bidding on that item or lot will automatically be extended three (3) minutes from the time the bid was placed.
For example, if an auction lot scheduled to close at 6:00 receives a bid at 5:59, the close time for that lot will
automatically extend to 6:02. The auto-extend feature remains active until no further bids are received on a lot within
a three-minute time frame.
10. Maximum Bid
When a bidder places a maximum bid, the current bid price does not automatically advance to the maximum bid
amount. Another bidder must place a bid to increase the current price, and the bidding platform will automatically bid
up to the bidder's maximum amount in the increments specified.
11. Right to Reject Bids, Cancel Auction, or Remove Lots
Cornelison Auctions LLC reserves the right to reject any and all bids for any reason prior to the close of bidding.
Cornelison Auctions LLC reserves the right to cancel this auction or remove any item, property, or lot from this
auction prior to the close of bidding.
12. Bidder Verification
The identity of all bidders will be verified. Bidding rights are provisional. If complete verification is not possible,
Cornelison Auctions LLC may reject the registration and terminate bidding activity.
The seller and Cornelison Auctions LLC reserve the right to preclude any person from bidding if there is any question
as to the person's credentials, mental fitness, or ability to complete the transaction.
13. Bidder Responsibilities
Bidders agree to keep their usernames and passwords confidential. Each individual bidder is responsible for any and
all activity involving that bidder's account.
If a username is deemed offensive by Cornelison Auctions LLC, Cornelison Auctions LLC reserves the right to
terminate that bidder's bidding privileges.
14. Website Use and Information Collection
When using the website, bidders must obey all applicable local, state, and federal laws. Violations may result in
termination of website use privileges.
Auction company employees and/or the auction company may bid on this auction.
Cornelison Auctions LLC may gather aggregate information from the website, which may include, but is not limited to,
the number of page visitors, the most visited pages, and correspondence.
15. Default
If purchases are not settled by the specified closing or pickup date, the bidder will be considered in default. Upon
default, the bidder may be blacklisted or blocked from bidding with Cornelison Auctions LLC and may be charged ten
percent (10%) of the bid amount or $500, whichever is greater.
All defaulted items or property may be offered to the next highest qualified bidder at the sole discretion of Cornelison
Auctions LLC.
16. Disputes and Jurisdiction
Any dispute between Cornelison Auctions LLC, its agents or representatives, and the buyer(s) will be tried in a court
of competent jurisdiction in Limestone County, Alabama, or in the county designated by Cornelison Auctions LLC.
By bidding on the property, the buyer agrees to all terms and conditions set forth herein.
17. Hold Harmless and Indemnification
The buyer and bidder agree to hold harmless and indemnify Cornelison Auctions LLC, its agents, and its
representatives from all claims, damages, suits, awards, judgments, costs, fees, and expenses.
